The key to a successful construction project is a successful design. We will work with your team to engage a site assessment company for your project. Ensuring the design is created with current site conditions in mind. You wouldn’t buy a home without a home inspection, so don’t do a tenant fitout without a site assessment.

We will work hand in hand with the architects, engineers, and site assessor to ensure projects are designed to be constructible with site conditions. Minimizing change orders during the construction process.

Permitting Coordination

We will work with your teams to source and provide permit expediter options for each project or a permit expediter partnership for larger franchisees and franchisors.

We will work hand in hand with designers, permit expeditors, and cities to ensure permit submission is done in the most effective manner possible.

The most difficult and time-costly portion of permitting is managing the jurisdiction comment responses, our team of experts will review each comment and work with the architects/engineers to ensure these are properly and completely addressed.
Construction Management

We take the hassle out of finding a contractor by utilizing a third party platform to source as many bids as possible for your individual project, ensuring you or your franchisees are always paying the best rate for the best contractor. An overall bid breakdown will be provided to you along with our professional recommendation.

We will work with your team or individual franchisees to ensure a proper construction contract is setup for your projects. This ensures you or your franchisees will not be taken advantage of by unethical contractors.

Our team will hold weekly owner’s meetings with your contractors to monitor progress, identify constraints, and remove roadblocks.

We’ll work with your franchisees, equipment providers, and distributors to ensure critical equipment/materials are procured to meet your construction schedule.

Our team will review your contractor’s progress against the project schedule and offer sequencing/resequencing advice to increase project efficiency.

Proper pay application protocol is an often missed portion of the construction management process that can prove very costly for the client. A professional review of this document prior to release of funding ensures you’re not being overbilled for work not performed.

Our team will review each change order against the contract documents and your construction contract to ensure the costs are warranted. We will negotiate directly with the contractor on your behalf to help lower costs where possible.
